ASTOR FLOOR PLAN BLENDS SOPHISTICATION WITH CONVENIENCE AT BELDEN PLACE IN MUNDELEIN
Exciting Row Style Townhomes By The Dearborn-Buckingham Group
Feature Outstanding Amenities And Great Location

Mundelein, IL - (March 6, 2008) - Townhome shoppers have taken note of Belden Place, the newest low-maintenance community being built by The Dearborn-Buckingham Group. Conveniently located in north suburban Mundelein close to shopping and recreation, Belden Place has captivated buyers with a unique combination of flexible floor plans, a great community layout and exceptional value. The Astor model is one of four plans featured at the community and is an excellent example of the easy living and open layouts that buyers have discovered at this community. Belden Place is located just off Allanson Road in the southeast part of Mundelein and spans 17-acres, being planned for 90 luxury row style townhomes. Pre-construction base prices start in the $270s. Three decorated and furnished models are scheduled to open in the fall.

"In the short time we have been open, Belden Place has really struck a positive chord with townhome buyers in the north suburbs who want spacious and flexible floor plans in a convenient location," said Christopher Coleman, president of The Dearborn-Buckingham Group. "What Belden Place offers buyers is some great choices in how their home can be configured, so they can customize the layout to best suit their individual needs. This is unique among townhome communities, which usually offer just one floor plan configuration and is one reason Belden Place has been so popular."

As specialists in designing and building intimate townhome communities in the Chicago suburbs, The Dearborn-Buckingham Group features four different floor plans at Belden Place, ranging in size from about 1,800 up to 2,000 square feet. Pre-construction base prices start in the $270s, depending on building location and selected floor plan.

The neighborhood layout of Belden Place begins with an impressive entrance monument off Allanson Road, with the main boulevard entryway leading into the community. This thoughtfully designed neighborhood includes a lake, open green space, preserved natural wetland areas and select wooded areas.

Each group of townhomes at Belden Place features a classic row-style design, with exteriors that combine tradition with a contemporary flair. Design elements such as elegant brick trim, covered front entryways, decorative columns and arched window openings provide lots of visual interest.

Inside, the townhomes feature three levels of fully finished living area, with two to four bedrooms, a convertible loft, 1-1/2 to 3-1/2 baths, den, a combination living and dining room, family room (per plan) and large kitchen with breakfast area. Additional amenities include central air conditioning, private balconies, fully finished lower levels and private rear-loading two-car garages.

Every layout also spotlights an Owner's Suite with walk-in closet and private full bath (or private access to the hall bath). Options for an additional bedroom suite with full bath in the lower level, dual master suites upstairs or a super master suite are available with select plans.

The Astor floor plan at Belden Place measures approximately 1,900 square feet in size and is an exciting tri-level design with two bedrooms, loft, 1-1/2 baths and a two-car attached garage in its base configuration.

This home starts with a mid-level entry foyer on the main stairway. Going up a few steps flows into the first floor that features formal living and dining rooms that are perfect for entertaining. A short hallway leads into the large kitchen and breakfast area. The private balcony is accessed through sliding glass doors in the breakfast room. The kitchen has a pantry and an optional center island and leads into the dining room for added convenience.

The first floor also features a guest closet at the top of the stairs and a powder room across from the dining room.

The second floor of the Astor has the laundry room located at the top of the stairs for convenience, adjacent to the hallway linen closet. A rear corner loft can be easily converted into a third bedroom, or used for a variety of purposes, such as a reading area, second floor family room, studio or home office.

The master suite is located at the front of the home and has a large sleeping area, a walk-in closet with attic access and a private entry into the hall bath, which features a dual bowl vanity. A private full bath for the master suite is an available option.

On the lower level, the Astor has flex space that can be used as a den or media room, along with a storage area under the stairs. Optional configurations for the lower level include a bedroom with wardrobe closet and full bath.

"What buyers really like about the Astor is the privacy this floor plan offers and the way all three levels of the home can be used at the same time without interfering with each other," Coleman said. "The Astor also gives buyers that have a related living situation or an older child the option of a private living area on the lower level complete with a full bath."

Buyers at Belden Place can also take advantage of special incentive offers for a limited time that include savings of up to $10,000. Complete details are available from the sales center.

The Dearborn-Buckingham Group also equips each townhome at Belden Place with a wide array of deluxe included features. Items like 9' main level ceilings, ceramic tile or oak hardwood floors in the entry foyer, classic white painted Colonial style doors and trim with premium hardware, decorator selected wall-to-wall carpeting and designer light fixtures are just some of the amenities in each home.

The kitchens highlight custom designed wood cabinetry and a complete GE appliance package that includes an under cabinet space saver microwave oven, a self-cleaning gas oven and range plus a built-in multicycle dishwasher.

The baths include custom wood vanities, full width vanity mirrors and brand name plumbing fixtures by Kohler. The master bath includes a dual bowl vanity and full width mirror.

Belden Place gives buyers a very convenient location that makes shopping a breeze, located just minutes from Hawthorn Center Mall plus many additional shopping, dining and entertainment choices along Town Line Road.

Getting to and from Belden Place is also easy, with arterial roads like Routes 45, 60 and 176 close by, along with I-94 for quick trips to downtown Chicago or Milwaukee. Metra train service is available in downtown Mundelein or the nearby Vernon Hills station along the North Central line, making the trip to Chicago in just under an hour.

Belden Place is also served by excellent schools, including the Hawthorn Elementary and Middle Schools in Vernon Hills and the Mundelein High School.

"It's a great time to consider a townhome at Belden Place, as our pre-construction pricing is still in effect and our selection of available locations remains good. These townhomes offer unbeatable value and I know once buyers take a look at what we have to offer here, they will want to make Belden Place their new home," said Coleman.

The Belden Place sales center is located in Mundelein just south of Allanson Road. To visit, take I-94 to Route 60, west to Butterfield Road, turn right on Butterfield. The sales center is located at 724 S. Butterfield Road and is open Thursday, Friday and Saturday from 10 a.m. to 5 p.m. and Sunday and Monday from Noon to 5 p.m. For more information, call 1-847-680-7711.
